Real Estate Rent Assistance, also known as Rent Assistance for Renters, is a government program that allows low-income renters to collect rent aid through the Housing Choice Voucher program.
The program was originally created in 1996 by Congress to provide rent relief to low- and moderate-income households that were struggling to pay rent on their own.
Today, the program is available to renters from states that are eligible for federal subsidies, including Hawaii, Michigan, Minnesota, New York, Oregon, Rhode Island, Vermont, and Washington.
The programs are also available to individuals and families with incomes up to 400% of the federal poverty level, which is $46,854 for a family of four.
The government has used the program to help low-cost, stable, and reliable housing, and it also provides cash assistance to low and moderate income renters.
In addition, the programs rent assistance has provided some homeowners with income assistance, which can also help renters in low- or moderate-cost housing.
However, in recent years, the number of people receiving government rent assistance dropped to the lowest level in decades.
The last year the government was able to collect payments was March of 2021, when it announced that it had collected $7.5 billion in rent assistance payments.
Since that time, it has also been reducing the amount it pays to landlords.
The number of renters receiving rent assistance decreased from 15.3% of renters in 2018 to 11.7% in 2019.
However it is still the largest federal program, accounting for 14.5% of total federal payments.
The decline in the number receiving rent aid is likely to continue.
“We do not have any reason to believe that the number would rise in the future,” said David Shaffer, a senior policy analyst at the American Action Forum.
“But we do believe that we will continue to see the decrease in the total amount that is collected.”
How long does it take to get the money?
The program is meant to help people who need housing but are unable to afford it, and the government does not release exact numbers of the number who receive the payments.
In the short run, the federal government usually provides payments to households on a sliding scale, ranging from up to $500 per month for a single person, to up to more than $2,000 per month if the household is two or more people.
But the program can also be extended to households with income up to 250% of poverty level.
The average cost to the federal Government for the payments is about $1,000, according to the government.
How do I get it?
In order to qualify for the rent assistance, a household has to meet certain income requirements, including not having children or living in an area that has been deemed “diverse” or “homeless” by the U.S. Department of Housing and Urban Development (HUD).
If the household qualifies, the government will send them a check.
The check is typically deposited in the recipient’s bank account, and can be used to buy or rent a home.
The recipient must also have a monthly income, or income below 150% of a family’s federal poverty guidelines, or be eligible for Medicaid, the Children’s Health Insurance Program (CHIP), or Food Stamps.
The Department of Labor has been able to use the rent aid program to provide help to thousands of renters from the federal housing market since January 2021, but the program has also seen a decline in recent months, with the last year being the lowest in the program’s history.
However there are currently no plans to phase out the program.
What happens next?
The next step is for the government to determine if it has enough money to provide the rent benefits to households that need them, Shaffer said.
“The question is whether there is enough money for the program, and if there is, how much that can be.”
If the money is insufficient, the next step could be for the Federal Housing Administration to terminate the program and start over.
However that would not be an easy decision, because the federal Housing Administration is responsible for overseeing and administering the program while it is in existence.
The agency was created to help renters get a foothold in the rental market, and has struggled to keep pace with demand.
Currently, the agency is receiving more than 50,000 applications for rental assistance each month, with more than 8,500 applicants.
As of March of 2019, the amount of applicants that have received a housing voucher was nearly 10% of all applications received for the entire year.
The housing agency has been trying to expand the program by accepting more applicants, but those who qualify will have to wait until the next round of applications to get assistance.
According to the HUD website, there are about 15,000 eligible households that receive rent assistance each year.
