Rent relief for a year-long stay in a property in Sydney can be a big savings if you can get it.
What you’ll need Rent relief is when a property owner will give you rent relief for one year, meaning you can rent for the duration of the agreement.
You can apply for rent relief online, over the phone or over the counter.
You’ll need to show proof of income and your income threshold, as well as the amount of rent you’re seeking.
If you need to apply for it by the post, you’ll also need to pay for a rental vehicle and get a permit.

For example, it won’t work for rental properties where you live in an area where it’s hard to find a decent apartment.
If your rent is due on or before April 1, 2019, you won’t be able to apply.
If it’s April 1 or later, you can apply online.

Rent relief doesn’t apply to rental properties that are owned by a company.
The only exceptions to rent relief are properties that have a fixed lease term, and properties that aren’t currently used by tenants.
If a property is owned by someone else, rent relief doesn�t apply.
You must have a lease with the property owner to apply to rent the property.
You also need permission to live in the property and you need a licence to enter the property on public transport.

How much rent relief is available?
You can claim rent relief up to the date the property was bought or sold.
Rent reductions are not available if the property has been vacant for more than two months.

You’re not entitled to rent reduction for a period of more than one year.
If, after six months, the landlord says they don’t plan to renew the lease, rent reduction can be claimed for another two months, or you can pay the landlord for the remaining time.

You’ll usually need to live at the property for the period of the tenancy to qualify for rent reduction.

How do I get rent relief?
When the tenancy ends Rent relief begins after the tenant vacates the property, and the landlord must give you a new tenancy agreement for the remainder of the term.
If there are two or more people living in the premises, you need two separate tenancy agreements.
You may be able apply for the rent relief over a period, but only once.

If I need rent relief in the future How can I apply for a rent reduction?
The only way to apply is by mail.
You need to provide your full name, address, contact details, and proof of credit, including a bank statement.
If an application has been made online, you may need to have a copy of the lease or a lease agreement from the property to apply on.
You might also need the rent reduction in person at the council or property manager’s office.
You won’t need to submit proof of a mortgage.
If my tenancy agreement is expired How long can I get the rent reduced?
The amount you’ll pay will depend on the length of your tenancy.
The lower the rent, the more rent relief you can claim.
For a longer term, you will need to be in arrears.
The longer the term, the less you can receive.
The landlord will also give you an extended notice period, which can be longer if you’re not paid rent within 14 days of the date you first became entitled to it.

The owner or owner agent of a property can give you information about how to apply if the landlord doesn’t provide the required information.
